Industrialization is becoming a trend in construction

The pandemic has created a lot of changes in all aspects of our lives, and in construction as well. One of the most important is a trend change of construction techniques: industrialized construction is gaining ground over traditional construction, also known as brick and mortar.

Although in Spain this tendency is still minority, a surge is perceived, especially after the pandemic that allows us to start to think of a change in the construction model.

What is industrialized construction?
The construction of housing or parts of them through automated processes and not on their definitive sites. It is also known as offsite or modular construction and it is important to remember that this type of construction does not imply the elimination of traditional processes, but rather a complement to them.

Offsite or modular construction uses industrialization techniques to improve or facilitate processes and also to improve the quality of the final product.

What are its benefits over brick and mortar?
Possibly the most striking benefit is speed. This type of construction reduces execution times by practically 50%, which solves one of the main problems of traditional construction. In addition, as we mentioned in the previous point, the quality of the final product is better. As it is an industrialized process, all aspects of the process are much more controlled and the margin of error is reduced.

The third major benefit of this type of construction is sustainability. Much less waste is produced, fewer materials are used and CO2 emissions are reduced by up to 30%.

Although it is true that industrialized construction has been present in countries such as Sweden, Finland, Germany and the United Kingdom for more than four decades, its presence in the Spanish real estate market is only 1%. Even so, experts in the sector note a progressive increase in the use of industrialized construction and consider that this may represent an important turning point in the market.
